TERMS AND CONDITIONS OF SALE

(Short-Term Tourist Rentals – Direct Online Booking)

1. Scope of Application

These Terms and Conditions govern the online booking of accommodation properties managed and marketed through the website www.levantovacanze.com (hereinafter referred to as the “Website”).

By completing a reservation through the Website, the Guest confirms that they have read, understood and accepted these Terms and Conditions.

2. Property Manager

3. Booking Process

Reservations can be made directly through the Website by:

  1. Selecting the property
  2. Choosing check-in and check-out dates
  3. Entering guest details
  4. Confirming payment

The booking is considered confirmed only after:

  • Successful payment (if required at booking), and
  • Receipt of a confirmation email sent to the Guest.

LevantoVacanze reserves the right to refuse a booking in case of errors in pricing, availability, or force majeure.

4. Prices

All prices are expressed in Euro (€).

Prices include:

  • Accommodation
  • Utilities (water, electricity, gas)
  • Final cleaning (if specified)
  • VAT (if applicable)

The tourist tax (if applicable under local regulations) is not included and must be paid upon arrival unless otherwise stated.

5. Payment Terms

Payment methods accepted:

  • Credit Card or Paypal
  • Bank Transfer (if available)
  • Other payment methods displayed at checkout

Depending on the selected rate:

  • Non-refundable rate: full payment at booking.
  • Flexible rate: partial payment at booking and balance due before arrival.

Failure to complete payment within the required timeframe may result in cancellation of the reservation.

6. Cancellation Policy

The cancellation policy depends on the place selected at booking.

In case of no-show, the full amount may be charged.

7. Check-in and Check-out

Check-in: from 2:30 pm (for rooms), from 3 pm for apartment to 8 pm
Check-out: by 10:00 am

Different times must be agreed in advance and are subject to availability.

Guests must present a valid identification document at check-in in accordance with Italian law.

8. Use of the Property

The Guest agrees to:

  • Use the property exclusively for tourist purposes
  • Respect neighbors and local regulations
  • Not exceed the maximum number of guests indicated in the booking
  • Not organize parties or events without written authorization

Smoking is prohibited unless otherwise specified.

Pets are allowed only if explicitly authorized.

9. Liability

LevantoVacanze shall not be liable for:

  • Theft or loss of personal belongings
  • Interruptions due to force majeure (natural disasters, public service failures, etc.)
  • Temporary service interruptions beyond reasonable control

Guests are responsible for their own personal belongings and conduct.

10. Force Majeure

In case of events beyond reasonable control (including but not limited to natural disasters, government restrictions, pandemics), LevantoVacanze may cancel or modify the reservation without liability.

11. Privacy

Personal data is processed in accordance with EU Regulation 2016/679 (GDPR).

12. Governing Law

These Terms and Conditions are governed by Italian law.

Any dispute shall fall under the jurisdiction of the Court of La Spezia, Italy.
